BASE REIC brings land sourcing, planning, design, engineering and construction into a single company, so a project has one party accountable for it from the first site visit to handover.
Real estate development is usually a relay. A land agent finds a plot, a planner tests it, an architect draws it, a contractor prices it, and each hands the result to the next with its own assumptions baked in. The joins are where cost appears, where responsibility becomes arguable, and where an investor discovers that no single party is answerable for the thing they were sold.
BASE REIC is built the other way around. The same company that assesses a plot's zoning, access and market carries it through concept and feasibility, designs it, engineers it and builds it. That does not make a project immune to the things that genuinely go wrong — regulation moves, ground conditions surprise everyone, markets turn — but it does mean there is no seam to hide those things in.

About BASE REIC
A real estate investment and construction company that takes a project from the search for land to the handover of a finished building — and stays accountable across the whole of it.
BASE REIC works across the full arc of a development. We source and assess land, produce the concept and feasibility that establish whether it is worth building on, take the scheme through design, engineering and permitting, and then construct it. Investors join at whichever point makes sense for them, and the company they are dealing with does not change along the way.
The reason for that structure is simple. In a fragmented process, every party optimises for their own scope: the agent for the sale, the designer for the drawing, the contractor for the build cost. The result is a project that is locally sensible at every stage and expensive as a whole. Holding the stages together means the decisions that matter — what to pay for the land, how dense to go, where to spend on specification and where not to — get made against the finished asset rather than against a single stage of it.
We work in five fields: land and plot investment, residential, commercial, industrial and renovation. They differ in economics and in risk, and we treat them differently, but each runs the same way — an honest read of the site, a concept tested against what it will actually sell or let for, and a construction programme that does not depend on nothing going wrong.
A great deal of our work is with investors based outside the country. That has shaped how we communicate: written positions rather than verbal assurances, documented stages, and a plain account of what is decided, what is still open, and what is outside our control.
We would rather lose a project at the feasibility stage than deliver one that should never have been started.

To carry the group's engineering foundation into real estate and build for long life, measuring ourselves against the finished asset and the cost of holding it rather than against any one stage handed over.

To meet the BASE group's aim of engineering-led, sustainable value on the real estate side: to be the partner international and domestic investors turn to first when they want a project not merely built but built properly — known for saying no to schemes that do not work, and for finishing what it starts on the terms agreed.

Candour
We give our honest read of a site, a budget and a programme, including when it is not the answer the room wants. An investor who is told the truth late has lost more than one who is told it early.
Accountability
One company carries the project end to end. When something goes wrong there is no chain of parties to point along, which is the entire reason the company is structured this way.
Durability
We build for the cost of holding a building over decades, not for the cost of finishing it. Specification decisions are made against operating cost and maintenance, not against the handover photograph.
Discipline
Programmes are built with the contingency the work actually needs. We do not buy a start date with a schedule we know cannot hold.
Respect for the Site
Every project sits in a neighbourhood that was there first and will remain after. Access, noise, dust and hours are planned for, not apologised for afterwards.
Safety Without Exception
No programme date, cost saving or client request outranks the safety of the people on site. This is the one value with no trade-off attached to it.

These are not four separate offerings sold individually. They are the stages of one process, kept inside the company so that each can inform the next — the planner knows what the constructor can build economically, the architect knows what the planning position will actually permit, and the land team knows what the finished scheme will need to be worth.
Most of what goes wrong in development happens at the joins between these disciplines, when an assumption made at one stage is not carried into the next. Keeping them under one roof does not remove the difficulty; it removes the excuse.

The group is founded on engineering and works across several fields, construction, real estate, building materials and energy among them. BASE REIC is its real estate investment and development arm.
For an investor that has a concrete meaning. The engineering and materials capacity a project would otherwise have to buy from outside also exists inside the group. This is not a guarantee but a vantage point: we do not learn where cost and lead times are heading after the market does.
The group relationship also shapes how the company is run. Heavy industry operates under safety and environmental regimes with far less tolerance for error than real estate is held to, and those standards travel between the businesses. The health and safety policy on this site is not written to the sector's minimum.
