Apartment, Villa & Residence
Residential development from single villas to apartment blocks and managed residences. The design question is not how much accommodation fits on the plot — it is what will sell, at what price, to whom, and what it will cost to live in afterwards.
Typical projects
- Apartment buildings
- Detached villas
- Villa compounds
- Managed residences
- Mixed-tenure schemes
- Phased housing
What this means for an investor
Residential is the most liquid field we work in and the most sensitive to getting the mix wrong. Unit sizes, layout and specification decide the buyer you are selling to and the price they will pay, and those decisions are effectively locked at design stage. We test them against the local market before they are drawn, and we would rather build fewer units that sell than more that sit.
How we work
Mix Driven by the Market
Unit sizes and layouts set by what the local market absorbs, established before design rather than discovered during sales.
Specified for Living Cost
Insulation, glazing and services chosen against what the home costs to run, which is what sustains resale value.
Phased Where It Helps
Larger schemes structured so early phases can complete and sell while later ones are still building.
A home that is cheap to build and expensive to live in has moved a cost, not saved one.
Every field we work in follows the same path from land to handover.
