What this means for an investor
Industrial buildings are cheap per square metre and unforgiving on specification. A clear height or a load capacity that does not match the operation makes the building unlettable to the very occupier it was built for, and changing either afterwards is close to rebuilding. We would rather spend the time establishing the operational requirement at the start than discover it at handover.

Vehicle access, turning space and loading arrangement are planned for the vehicles that will actually arrive, at the frequency they will arrive.
Power and Services Headroom
Supply capacity established early, including what an occupier's later expansion would require, since reinforcement is slow to obtain.
An industrial building that does not suit its process is an expensive shed.
