BASE Finds the Land and Develops the Project
We identify a plot, establish what can be built on it, develop the concept and feasibility, and then take the project to investors. By the time you see it, the land position, the zoning read, the scheme and the cost plan already exist — so the decision in front of you is whether to back a defined project, not whether to start looking for one.
SuitsInvestors with capital to place who would rather join a project that has already been assessed than originate one.
How it runs
Land Sourced and Assessed
We identify a plot and establish zoning, title, access, ground conditions and what the local market supports — at our own cost and risk.
Concept and Feasibility Produced
A scheme is designed to the point where cost, revenue and programme can be stated as a range, with the assumptions behind them shown.
Project Presented to Investors
The project is presented with the study behind it: what is established, what is still open, and where the risk actually sits.
Structured, Built and Handed Over
Terms are agreed, the acquisition completes, and the same company designs, permits and builds the project through to handover.
