Land is the position where most of a project's return is decided and most of its risk is concentrated. We source, assess and acquire plots on the basis of what can actually be built on them — zoning, access, ground and title established before purchase, not after.

Homes designed around how they will be lived in, sold and held.

Residential development from single villas to apartment blocks and managed residences. The design question is not how much accommodation fits on the plot — it is what will sell, at what price, to whom, and what it will cost to live in afterwards.

Commercial buildings planned around footfall, servicing and the cost of operating them.

Offices, retail and hospitality developments. Commercial buildings are bought for the income they produce, which makes servicing, operating cost and tenant fit-out flexibility design questions rather than details.

Industrial development in which the building is itself a piece of equipment. Its dimensions, load capacity, power infrastructure and vehicle access are set by the operation going into it, and getting them wrong cannot be corrected later.

Renovation, refurbishment and structural upgrading of existing buildings. Where the location and the structure are sound, resetting a building is frequently a better position than replacing it — but only once you know what is behind the finishes.
